We were contacted by a homeowner who had been experiencing low-level damp internally. She had already received visits from three different damp contractors, each offering a free survey. However, every contractor diagnosed a different cause of the problem — and all three recommended installing a new remedial damp proof course along with extensive re-plastering works, with quotes running into thousands of pounds plus VAT.
Understandably, the client felt confused and uncertain about who to trust. Seeking clarity and impartial advice, she contacted Oakbridge Surveyors to carry out an independent damp survey.
After discussing the history of the issue with the client, we carried out a detailed inspection of the affected areas. The damp was confined to low levels of the internal walls.
Our findings suggested the issue was consistent with bridging of the existing damp proof course, likely caused by internal plaster extending below the level of the damp proof course.
With the client’s consent, we carefully removed a section of skirting board to investigate further. This allowed us to expose the base of the wall and confirm that the plaster had indeed been taken down to floor level, bridging the damp proof course.
Once the plaster was cut back, a fully functioning damp proof course was clearly visible and intact.
The diagnosis confirmed that a new damp proof course was completely unnecessary. The issue was caused by plaster bridging — not damp proof course failure.
