A Surveyors Guide To Damp & Timber Problems When Buying a Property

Buying a property is an exciting time but when any damp issues are uncovered. This can cause stress, Worry and apprehension. These issues are usually uncovered by a RICS report which usually then recommends a damp and timber survey to find the cause of any issues.

Not All Damp Reports Are Created Equal

There are 2 different types of damp and timber surveys. Free surveys from construction companies or Independent Damp and Timber Surveys.

Now, these free surveys are little more than a sales visit from a company and will likely be a quotation. Along with text that reads something like “moisture readings indicate rising damp” there essentially in and out in 10 minutes.

An independent damp assessment takes around 2-3 hours to carry out and checks the outside of the  property, inside of the property, subfloor timbers and loft timbers. All walls and floors for damp or timber problems. The surveyor works for you and provides you with information on the property before you proceed with any sale.

What does a surveyor check during the survey

As independent damp and timber specialist surveyors, we check. Brickwork, rainwater goods, ground levels, damp proof courses, subfloor ventilation, windows, window sills, door frames. Basically all external issues that are currently causing damp or have the potential to cause damp.

The surveyor also checks all walls within the property along with skirting boards and if applicable subfloor ventilation and loft timbers. We carry out moisture profiling to determine the cause of damp and then advise on how to repair it and the likely costs associated with repair. This information puts you in a position of knowledge about the property. Its like getting a MOT carried out on the house before you buy it. 

What common issues are found on pre-purchase surveys

some common issues we find during pre-purchase damp and timber reports include condensation, lack of subfloor ventilation, elevated ground levels and bridging issues.

some un-common issues that we find during the survey are things like woodworm, true rising damp and large outbreaks of dry rot.

we check for all issues such as penetrating damp, rising damp, condensation and leaking pipes.
